A veranda often falls under permit-free building activities — but not always. Four conditions must be met to build without a permit. The veranda is behind the house, not at the front. The height is at most 3 meters. The surface area is at most 30 square meters (or not more than 50% of the building plot). The distance to the property line is at least 1 meter — or you have written permission from neighbours. Meet all four? Then you can usually build without a permit. But there are exceptions: monumental buildings, protected cityscapes and areas where municipal policy sets stricter rules. When in doubt, a good veranda builder checks this with your municipality for free. Never start building without certainty — undoing an unauthorised construction is far more expensive than checking permits beforehand.
